Website content
Rates published on this website — $3 per sq ft for walls, rooms and general surfaces, $5 per sq ft for ceilings, baseboards and casings, and $150–$200 per interior door or $350–$500 per entrance door — are guide rates. Minimum charges may apply on very small jobs. The binding price for any project is the written estimate issued after an on-site measure.
Estimates
On-site estimates are free and carry no obligation. Anything you send through the estimate form is an enquiry, not a booking.
Scope changes
If something found during preparation changes the scope — for example water damage behind a wall — we stop, explain, and agree the change with you before carrying out any work that costs more.
Scheduling
Dates given in an estimate are a good-faith range. Exterior work is weather dependent and may be moved to protect the finish; we will always tell you as early as we can.
Payment
Payment terms are confirmed in writing on your written estimate before any work is scheduled.
